Income requirements vary per property.

What to bring with you

Valid U.S. or state-issued photo ID (or valid passport), birth certificate and Social Security card.

Approval Process

Pre-approval begins immediately but it may take a few weeks for final approval.

How many people can live in an apartment?

Unit size is based on the size of your household. Applicants who qualify for different sized units and choose to move into the smaller unit, do not qualify for a transfer to a larger size unit for three years, if your family size remains the same. There are specific guidelines for the number of people who can live in a specific apartment size.

Please check with the Community Manager at the property to determine if there is a waiting list or visit the property’s website.

Application Qualifiers

Criminal Background

We screen for criminal background, and applicants may be disqualified based on history but each application is reviewed individually.

Credit History

We review your credit history including negative factors including poor payment history, past or current bad debts (including past rent and past due utilities), liens, etc. We adhere to Fair Credit Reporting Act (FCRA).

Project Based Section 8 Lease Information

Lease Terms

Lease Length

We offer one year lease terms. Your unit will be inspected every year when your lease is being renewed; however Owner/Management reserves the right to inspect as needed.

Rental Payments

For your convenience, we accept personal check or money order.

Smoke-Free

We are a smoke-free community. Smoking is prohibited in your apartment home, your building and common grounds.

House Rules

Upon move-in, you will be asked to sign Monroe Group House Rules / Community Policies. As our resident, you agree to be a respectful neighbor. It establishes standards to prevent activities that might threaten your health and safety, as well as the health and safety of others including our community management staff. These rules apply to you, each member of your household and all guests.

Security Deposit and Fees

Security deposits are required at all properties but it varies per property and household and is collected when you move-in to your apartment.

Renter’s Insurance

We strongly advise you to get renter’s insurance. It’s not very expensive. Renters insurance will protect you in the event of theft, fire, flood, or any other instance in which your personal property may become damaged.

Pet Policy

We do not allow pets at our family communities, except assistance animals (which are not considered pets). Our senior communities do allow one pet and a pet deposit will apply.
